Meadows at Pagehurst HOA Meeting Minutes – 10/23/2007

 

Meeting Started at 6:35

1.      Let attendees know that Durham county is in Stage 3 water restrictions

a.       The City of Durham sells low-water shower heads for $3

2.      Management Company

a.       A letter was sent out late September that left some confusion as to what happened to Batts & Ramsey

                                                   i.      B&R Merged with Sentry Management, and Sentry is the name of the company going forward.

                                                 ii.      Amy Johnson is still our representative

b.      The HOA Dues now go to a new address, this should only affect Oct. payments

                                                   i.      New Dues coupons will be ordered in the beginning of November and residents should have them by January

3.      Playground on Suda

a.       Volunteers are needed to refinish the play sets and clean up the sand.

b.      If volunteers are not organized by the beginning of January, the board will begin to find an outside company to perform the maintenance

4.      Worship center

a.       The HOA website (http://www.meadowsatpagehurst.com) has more information

b.      Groundbreaking should start in early November

5.      Page Rd

a.       Will the city put in a turn lane to Raj?

                                                   i.      Inquires have been made, and the city has said no so far.

b.      No stop light will be put up at Page/Lumley

c.       A turn lane into the worship center will be put in

6.      Anderson homes building

a.       Last phase is almost complete

                                                   i.      The city is holding 3 lot permits from Anderson for various reasons

7.      HOA Website

a.       We need a new webmaster, as Juan is planning to move out next year

                                                   i.      Do we even want to keep up with the website?

b.      Some residents brought up a desire to get printed newsletters going

8.      Landscaper

a.       The current contract with Tru Source is about to expire

                                                   i.      The board already has one alternative quote

b.      The landscaper is in charge of

                                                   i.      The entrance signs on Lumley

                                                 ii.      The plantings around the entrance signs

1.      Do we want to plant shrubs/bushes around them instead of flowers?

                                                iii.      The Playground

1.      Do we want to keep Fescue or go with Bermuda grass?

                                               iv.      The Rathe/Suda common area

                                                 v.      The Rathe/Raj strip between the townhomes

                                               vi.      Old Play area on Raj

                                              vii.      Pond

1.      However, the pond is not technically our responsibility at this time, Anderson has to do something to transfer it to us

                                            viii.      Chain link fence

1.      Only to keep the streetsides of the fence clean

a.       Beyond the fence are protected tree areas

c.       Some residents suggested we look at getting the entrance signs redone to be more attractive

9.      Covenants

a.       The HOA and its board members can only do so much to enforce the covenants, and there is a process to follow for violators

                                                   i.      NC House bill 1541 [www.hoa-nc.com] contains the newest provisions which affect our enforcement options

b.      If a resident fails to pay dues, they can be referred to an attorney to begin foreclosure

c.       If a resident fails to follow covenants, they must be given a chance to attend a hearing on the matter before fines can be assayed

                                                   i.      Fines are limited

d.      If a resident continually fails to follow covenants, they can be referred to a judicial process for a judicial foreclosure, this process is not simple though

e.       If any resident sees any covenant violations, either contact the board or Amy

                                                   i.      Amy drives the neighborhood twice a month, during the day

10.  Officer elections

a.       Officers are in office for a year before new elections

b.      Positions are:

                                                   i.      President

                                                 ii.      Vice President

                                                iii.      Treasurer

                                               iv.      Secretary
