Greetings,
To compliment the letter you have received regarding the worship center proposal, listed below are the main points of interest sent by the owner's of the land.
· The Worship Center (Church) will consist of one Class A main building and a secondary building for the caretaker and storage, located on 9.2 acres.

· The Center will be a Christian based interdenominational facility that will be used for the purposes of worship, prayer and Bible teaching.
· All requirements by the county/city have been approved under the Unified Development Ordinance.
· Boundary buffers were increased from the city/county requirement of 30 feet to 50 feet and up to as much as 110 feet. This is on the West and South property lines.
· The site plan shows that we are leaving four times the amount of required open space as required by the city/county. On 9.2 acres the requirement is one acre and the plan has over four acres.
· The parking has been kept to a minimum, again less than the amount allowed by the city/county.
· We have addressed the parking lot lighting so there is no shedding of light beyond the property lines.
· We are providing “Green” development to take all the water off the roof and to be utilized by the restroom facilities which will improve storm water run off.
· There will be two access driveways, one on Page and one on Lumley Roads. The Department of Transportation has approved all facets of the project.
· Property will be annexed into the City of Durham. The property is ideal to become a buffer between the office/warehouse area across Lumley Road and the apartment project to the East. It helps to make the area a mixed-use concept which is becoming very popular. With this development we are able to leave almost half the site in open space and additional boundary buffers which could not be allowed by a fairly dense residential development. The Center will provide the opportunity for people of various denominations to fellowship together that live in the surrounding area.
· A special use permit allows “Places of Worship” in the current Residential/Rural (RR District)
